The numbers

Financials, in plain sight.

What AED 6.9M costs to buy, what it can return, and how the transfer actually runs.

Cash purchase.

Dubai's purchase costs are among the most transparent of any major market — one government transfer fee, fixed trustee and registration charges, and the agency fee. No stamp duty tiers, no annual property tax.

Buying with a mortgage.

For an expatriate first property, banks typically lend up to 80% of the value at this price point. The example below assumes a loan of AED 5,520,000; the additional costs of financing are modest next to the transfer fee.

We can help with the mortgage — introductions to trusted advisers, pre-approval before you offer, and the paperwork in between. Just ask.

Return on investment

If you ever let it.

Most buyers of this house will live in it — but optionality has value. Comparable five-bedroom golf-front homes in DAMAC Hills currently ask in the region of AED 330,000–380,000 per year.

Exceeds AED 2M

At AED 6.9M the property comfortably exceeds the AED 2M threshold for the UAE Golden Visa property-investor category — worth confirming against the criteria current at the time you buy.

Rental figures are indicative ranges for comparable homes, not a valuation or a guarantee. Net yield is lower after service charges and management.

The process

Offer to keys in four steps.

  1. 1

    Offer & agreement

Offer accepted, Form F (MOU) signed, 10% deposit held by the agency.

  2. 2

    Developer NOC

The developer confirms service charges are settled and issues a no-objection certificate.

  3. 3

    Transfer

Both parties meet at a trustee office; manager's cheques are exchanged and the title deed is issued in your name.

  4. 4

    Handover

Keys, access cards and utility accounts transfer. The townhouse is vacant, so handover is immediate.

A cash purchase typically completes in two to four weeks; allow four to eight with a mortgage. We sit with you at every step.

Indicative figures as at August 2026. Government fees, trustee charges, NOC fees and bank terms are set by third parties and may change. Confirm every figure with your conveyancer before making an offer.
